About the property

This landmark listed building is located in the heart of Piraeus, at a distance of approximately 200 meters from the Piraeus port. The building is located close to the commercial center and it hosts the Municipality of Piraeus. The property has a beautiful sea view and is surrounded by several open spaces, while at the same time being in a busy area, which gathers commercial economic activities (focused on services and retail business). The main entrance of the building is situated on the pedestrian Makras Stoas Street. The property is well served by means of public transportation (the existing Piraeus Metro station, which is just over 500m away, as well as by bus lines passing by the nearby coastal avenues), while a new metro station is also under construction at the nearby Korai Square (to be operative by the end of the decade). The building was constructed during the second decade of the 20th century. It was designed to serve the provision of banking and financial services (Emporiki Bank’s central branch) and it was operating as such till  few years ago. Its interiors were constructed and decorated intending to create an impression of prestige and financial wealth and are therefore distinguished by the use of luxurious materials (especially high-quality marble stone) and by the technically sound execution of finishing works. On its exterior, the building was designed on the basis of the so-called ‘’eclectic’’ architectural style, applied mainly to buildings of high-status performance.

Nestled in the heart of the Athens historic city center, on the prime Aiolou pedestrian avenue, this building is just a few hundred meters from the main shopping street of Ermou, and a short walk from key historic sites, the Greek Parliament and Syntagma Square.
In the surrounding area, dozens of trendy cafes, local tavernas, and shops combine old and new worlds, delighting the millions of tourists drawn to the city every year to visit one of the greatest symbols of Greek history – the Acropolis.
The 1,500 sqm building is characterized by classic lines, with broad windows that flood the interior with natural light. This development will convert the building into a modern urban hotel, with around 30 stylish, vibrant guest rooms, and a rooftop with a breath-taking, panoramic view of the Parthenon.

The Neighborhood

Piraeus is one of the largest passenger and cargo ports in the world situated only 10 kms from the Athens city centre. It is conveniently connected to both the centre & airport by all means of transport. Currently, Piraeus is under a huge regeneration scheme, where multiple commercial and residential projects are about to emerge, creating many working positions, thus increasing the affordable residential demand. The extension of the port, along with the opening of multiple office building hubs and the arrival of major key industry players (Cosco, Teleperformance, Alpha Bank, Hilton, Prodea etc.), driving further Piraeus regeneration.
